Staging Great Open Houses

by Dan Vasquez

Selling the home you've lived in for a while can be a challenge in many ways. You need to be able to pack up everything, clean, make repair,s and work with a realtor to attract someone who can purchase the place from you. The waiting can be tough, but a way to move things along can be to host regular open house events. These events can allow people to walk around inside the house and ask you questions that can help them make informed decisions about whether to put in an offer on the property. With the below tips, your events could lead to a faster home sale.

Go Neutral

If your home's walls are vibrant shades of yellow or another color, you may be pleased with the way color seems to invoke a certain atmosphere. However, the colors you've chosen suit your own sensibilities; others might prefer different hues altogether. To make things simpler for people who come to your events, get the walls back to neutral shades like white, grey or beige. This will allow visitors to focus on the other features of the house rather than fixate on your color choices.

Start Cleaning Out the Place

As part of your moving process you're probably already prepared to move items out of the place you live. To have more effective open houses, you might want to start moving things right now. Showing off a home that is free from your personal things might give people the chance to think of their own belongings in each room. You may still need certain things, such as your bed and kitchen appliances, but start looking for items that you don't need daily that you can move into storage or your new property.

Use Pleasant Scents

You might not be aware that different scents can have a positive or negative effect on your mood, and that you can use that information to help you stage an effective open house. While spritzing the house with a scent you think smells good is one idea, remember that not everyone shares your particular tastes. A better idea may be to cook up a batch of cookies or bake some bread; everyone eats food, and those scents can be tantalizing and help the house to feel warm and "homey."

Be sure to observe the tips here so that the open houses can work well.  Check with your realtor so you can get additional suggestions that could enhance your open houses until you get a buyer.
