Are you looking to put your home on the market, and you're considering a flat-fee realtor? If so, it will help to know more about how they work.

Flat-Fee Realtors Work Great For FSBO Sales

When you work with a traditional realtor, they make their money by earning a commission once your home is sold. The commission will be a set percentage based on the final sale price of your home, and that money is then used to pay the seller's real estate agent as well. 

A flat-fee realtor is going to help you out when you do not work with a realtor to sell your home. You are going to need assistance getting your home out there to the general public so they know it's for sale, and a flat-fee realtor helps you do this. The fee that you pay is typically going to be much less because the realtor is essentially only doing the things that you can't easily do yourself. 

Flat-Fee Realtors Do Not Pay The Seller's Agent

One thing to keep in mind is that a flat-fee realtor is not going to pay the commission to the buyer's agent with that flat fee. It is going to be up to you to negotiate that fee with the buyer's agent and pay it out of the sales price of your home. While you do save a lot of money by not paying the full seller's agent commission, you can't get around paying the buyer's agent commission unless they are also working without an agent. 

Flat Fee Realtors Give You More Control Of The Listing

When you create the listing for your home that is put out on the MLS, know that you are the one that essentially creates the listing. You are responsible for the write-up, providing the pictures, and all of the information that is presented to potential buyers. This can be either a good or bad thing, which depends on how you look at it. While you have full control over your listing, you may not have the experience to know how to create a listing. You do not know what sellers look for simply because you've never created a listing before.
